Party Wall Services
The Party Wall Act 1996 makes provision in respect of party walls, excavations and construction in proximity to certain buildings or structures and includes alterations or repairs. Prior to any works being undertaken by you as the owner of the building you have the responsibility of both informing the adjoining owner and gaining their agreement by means of a ‘Statutory Notice’. The adjoining owner may agree or dissent from the Statutory Notice.
The Party Wall Act 1996 addresses:
•Structural work that affects an existing or shared/party wall, including repairs, alterations, extending or reducing the wall, cutting into the wall and underpinning.
•New Building works at or astride the boundary between two properties.
•Excavating, or constructing foundations within three metres of a neighbour’s building where the new foundations will go deeper than the neighbour’s foundations.
•Excavating, or constructing foundations within six meters of a neighbour’s building where the new foundations will cut a line drawn downwards at 45 degrees from the bottom of the neighbour’s foundations.
