In order for a medium or large project to be completed within a budget, a specification is crucial as it will detail exactly what works are required, the sequence of the works and the materials to be used, and is best used in conjunction with detailed drawings. However, for the small project, some clients choose to proceed without a written specification. The written specification details an accurate breakdown of costs and allows the client to identify specific elements of expenditure and is used for distribution to building contractors for the purpose of tendering.
The Tendering Process includes sending out the tender document (drawings and specification) to a minimum of three contractors who can then submit their responses based on exactly the same materials and dimensions as specified thus ensuring that the client enters into a cost-effective agreement.
